Public Participation Meeting Notice

The Town of Lunenburg will hold a Public Participation Meeting (PPM) to gather community feedback on a proposed rezoning of two properties at Brook Street (PIDs 60703881 & 60703899).
Project Overview
The applicant, Solterre Inc., has submitted a revised proposal for a new housing development at Brook and Falkland Streets. The plan calls for a stepped 3- and 6-storey building with 48–52 residential units, including 16 affordable units. Units would range from studios to three bedrooms. Shared amenities would include a gym, yoga room, common gathering space, raised garden beds, and bike parking. Approximately 50 parking spaces (on-site and nearby) are also planned.
These buildings cannot proceed unless the properties are rezoned. The purpose of the Public Participation Meeting is to gather feedback on the requested rezonings that would make a development of this type possible.
Rezoning Details
To move forward, the project requires amendments to the Land Use By-law (LUB):
- Use Zone Change: From Mixed Use Commercial (CM) to General Commercial (CG) – this change would allow the building to be developed as residential without requiring ground-floor commercial space.
- Form Zone Change: For PID 60703881, from Old Town/New Town 1 to Marine Form – this form zone regulates a building’s size and placement (setbacks, height, lot coverage) and would give more flexibility for how the proposed structure is designed on its lot.

Why a Rezoning?
Because the proposal requires changes to the Land Use By-law, it must be considered by Town Council. That process includes multiple opportunities for the public to learn more and share feedback:
- Public Participation Meeting (this stage): an early input opportunity before Council considers the application.
- Public Hearing: a formal opportunity for comment before any final decision.
